Understanding how new homes are built and having knowledge of common, recurring problems is crucial when it comes to snagging along with a continued grasp of ever changing building regulations, tolerances and standards.

  • What is snagging?
    Snagging is the process of inspecting properties for defects, irregularities and poor workmanship some of which, if not picked up in the warrenty period, may be very costly to put right yourself. On top of snagging we check that regulations are met. The warrenty provider for your new home set out standards that your new home builder has to meet, and sadly sometimes they aren't met.   • What is a snag report?
    A snag report is the end product of our service. A document that is produced from our inspection process that includes pictures and notes to show what needs to be put right by the builder.
  • What sort of finish should I expect from a new home?
    The general rule of thumb with new homes is they are handed to home owners with a "builders finish" however there is no definative description of what that is. What's builder finish to one person is poor finish to another. This wording is used on many occasions as a get out clause. Quality finish is quality finish, poor finish is poor finish. This is why it's becoming more and more popular to have a snagging service carried when you purchase a new home.
  • How many snags will you pick up?
    This is all dependant on the size of house and quality of build, generally speaking you can expect 100-200 snags on a 3 bedroom semi deatched house.
  • What if you don't pick up many snags?
    If you have a house that's been finished to a high standard then the report will likely not have many snags on it, but that's ok! You can sleep well at night knowing it's been checked and everything is looking great!
  • When should I book in the snagging?
    The ideal time to complete the snagging is prior to completion however almost all developers don't allow it, they don't class the house as finished untill completion day. Ask the questions with the sales team: "Can I gain access prior to legal completion to have a professional snag completed on my house?" If the answer is no then you can book us in the day after completion. You can even book us in just before your warrenty period is up which is generally two years after completion. SNAGGINS. is best done when the house is in it's birthday suit. However, we understand that this isn't always possible especially if you're booking our services some time after you've moved in.
  • How long does it take?
    This is dependant on the size of the house and the quality of build. A three bedroom semi detahced house should take around 2 and a half hours however a 5 bedroom deatched house can take upto 4 plus hours.
  • Do I have to follow you around the house?
    Nope, you can let us know of any bits you're concerned about and then leave us to it. We will be out of your hair in no time.
  • How soon will I get the report and what do I do with it?
    Once we've been round and completed the snagging report we will get it sent out to you within 24 hours. Now you have the report let your site manager or sales team know, it's always best to arrange a meeting with them to go over all the snags in person whilst in your new home, they should then let you know when you're to expect the snags to be put right.
  • Is this a structural survey too?
    Nope, a structural survey is generally carried out on older properties that have suspected structural issues. This is snagging, quality control and regulation checks.
  • What areas do you cover?
