Snagging is the process of inspecting properties for defects, irregularities and poor workmanship some of which, if not picked up in the warrenty period, may be very costly to put right yourself.
On top of snagging we check that regulations are met. The warrenty provider for your new home set out standards that your new home builder has to meet, and sadly sometimes they aren't met. SNAGGINS. will check for you.
The chances are you won't be familiar with building regulations, tolerances and standards that new build developers must meet. While you can perform your own snag, it's highly likely that you will miss a lot of issues that could become more apparent later down the line, by which point you'll be outside of your two year warranty period.
By using a professional snagging service, you can be sure that the snag list given to your developer will be in language they understand and they'll be reported in a timely manner.
The general rule of thumb with new homes is they are handed to home owners with a "builders finish" however there is no definative description of what that is. What's builder finish to one person is poor finish to another. This wording is used on many occasions as a get out clause. Quality finish is quality finish, poor finish is poor finish. This is why it's becoming more and more popular to have a snagging service carried when you purchase a new home.
The ideal time to complete the snagging is prior to completion however almost all developers don't allow it, they don't class the house as finished untill completion day. Ask the questions with the sales team:
"Can I gain access prior to legal completion to have a professional snag completed on my house?"
If the answer is no then you can book us in the day after completion. You can even book us in just before your warrenty period is up which is generally two years after completion.
SNAGGINS. is best done when the house is in it's birthday suit. However, we understand that this isn't always possible especially if you're booking our services some time after you've moved in.
Once we've been round and completed the snagging report we will get it sent out to you within 24 hours.
Now you have the report let your site manager or sales team know, it's always best to arrange a meeting with them to go over all the snags in person whilst in your new home, they should then let you know when you're to expect the snags to be put right.
